How New York Property Tax Calculations Work

1

Enter Your Property Value

Start with your home's current market value. In New York, assessed value is a percentage of market value that varies by location. All counties outside NYC assess at 100% of market value. NYC is unique in using assessment ratios: 6% for Class 1 (1-3 family homes) and 45% for Class 2/4 (condos/commercial).

New York Tip: In NYC, properties are assessed at 6% (Class 1) or 45% (Class 2/4) of market value. ALL other New York counties, including Nassau, assess at 100% of market value.
2

Select Your New York County

Each of New York's 62 counties has different tax rates, with NYC's five counties using a unique 4-class assessment system. We use official rates from assessors, school districts, and municipalities.

New York has some of the nation's highest property tax rates, ranging from 1.35% in Hamilton County to 2.25% in Westchester County. The state average is 1.54%.

Billing Note: NYC has one consolidated tax bill including all services. Other counties have separate school tax bills (typically 60-70% of total).

3

Apply New York Exemptions

Select exemptions you qualify for. New York offers several property tax relief programs, with STAR being the most significant:

  • Basic STAR: Up to $30,000 reduction on school taxes for primary residences
  • Enhanced STAR: up to $88,500 off the value school taxes are figured on, for owners 65+ with income of $110,750 or less (2026-27 school year)
  • Veteran Exemptions: Based on disability rating - from 3% (10% disabled) up to 12% (90%+ disabled)
  • Senior Citizen: Up to 50% reduction for qualifying seniors (varies by county)
Important: Most NY exemption applications are due March 1st annually. STAR registration is typically done online through the NY Tax Department.

Understanding the Calculation

Your property tax is calculated using this formula:

Property Tax = (Property Value - Exemptions) × Tax Rate

The tax rate includes several components: county general fund, school district, city (if applicable), and special districts like hospitals or community colleges.
